Starter

No ad-spend requirement and no 1-on-1 calls. You bring the fee, your own low-cost leads (I show you where to pull them), and the hours. You're judged only on the every-track list.

Plan on 10 to 15 real hours a week. Miss a week and the guarantee pauses for that week; miss two or more and it ends. Fair both ways. If you can't commit to the work, this isn't a fit, and the guarantee won't protect you. No hard feelings.

Do I need experience to join?

No. The Starter Track is built for brand-new wholesalers. You get the scripts, calculators, CRM, and your first 10 seller leads, and I walk you through working them. If you're already closing, Partner or Operator gives you more direct support and more lead volume.

Do I need a license to wholesale?

In most states you don't need a real estate license to wholesale when it's done correctly, since you're assigning a contract rather than selling property you don't own. The rules vary by state and a few have tightened recently, so confirm your state's requirements. This isn't legal advice, but inside the program I'll make sure you're set up to operate the right way.

What counts as a "supported deal"?

A supported deal is any live deal you work alongside my backend during your program: deal review, funding, and dispo help on a real contract. That's what the keep-20%, 50%, or 80% split applies to on your first 3.

How much time does this really take?

Plan on 10 to 15 real hours a week: seller calls, follow-up, and a weekly review. The people who close are the ones who put the reps in. If you can't commit the time right now, this isn't the right moment to join.

Do I need a big lead budget?

For Starter, no. I hand you your first 10 seller leads and show you where to pull more cheap, so you can start without a big spend. For Partner and Operator, plan on buying leads consistently (around $450/week), because steady lead flow is what turns into steady closings.

What happens if I don't close in 60 days?

If you complete the weekly requirements and still haven't closed by Day 60, I keep working with you at no additional program cost until you do. It's performance-based, so it only holds if you stay in the work.

What does it cost after the program?

Your track fee covers 60 days of full access. After that, access renews at $197/month unless you cancel, which keeps you connected to the CRM and automations, training, community, deal review, and funding/dispo support. You can cancel anytime.

Which track should I pick?

New and learning, start with Starter. Actively trying to close right now, go Partner (most people pick this one). Scaling a real operation, Operator. Not sure, book a call and I'll tell you straight which one fits.
